If you're looking for a particular property - or a particular kind of property - we'd be glad to talk. We work on a limited number of buyer engagements at a time so that each one gets our full attention.

About a third of the homes we help our buyers purchase were quietly introduced to us before they ever hit the MLS. The rest are search-led, but never algorithmic. We send curated lists, walk the streets we know, and tell you the things the listing photos don't.

If you're considering an offer on something - even something you found yourself - we'd welcome the call. We charge a standard buyer's agreement fee, and we'll tell you up front if the property is overpriced or if the listing agent is unlikely to negotiate.

Six steps. No mystery.

Step 01

Consultation

30 minutes. Coffee or call. We listen, you talk, we figure out if we're a good fit.

Get pre-approved

We connect you with a few trusted lenders. Strong pre-approval = stronger offers.

Step 03

Property search

Active search plus off-market introductions. We send curated lists, not MLS dumps.

Step 04

Showings & offers

Tour homes, write offers, negotiate price and terms. We bring comps and clear strategy.

Step 05

Due diligence

Inspections, appraisal, title review. We coordinate the boring-but-critical part.

Step 06

Close & keys

Final walkthrough, wire the funds, sign a stack of papers. Then the keys are yours.

Financing

Money first, house second.

Most buyers we work with need a mortgage, often a jumbo. We can introduce you to three or four lenders we trust; they compete on rate and responsiveness.

Conventional loans

Standard fixed and adjustable-rate mortgages. The most common option for our buyers, with rates we help you shop.

Jumbo loans

For properties above the conforming loan limit. Required for most of what we list on the Westside.

First-time programs

Lower down payments and favorable terms for first-time buyers. We can walk you through the eligibility.

Pre-approval help

If you're thinking about selling in the next twelve months, we'd be glad to talk. We limit the number of homes we list so that each one gets the photography, the marketing, and the showings it deserves.

We'll walk through the property with you, give you a candid read on price, and tell you what to fix and what to leave alone. If your house isn't right for us to represent, we'll say so - and suggest two or three other brokers who might be a better fit.

Our listings in 2025 closed at 99.1% of list price, in an average of 27 days. We're happy to walk you through the math and the comps.
